Pine Brook Corporation is a general contractor, design builder, and construction manager based in Kittery, ME. We target high profile, fast track, high risk projects because we have the focus, ability, and control to do them well and receive the highest references from all of our customers, architects and engineers.

Pine Brook Corporation’s philosophy of business as a General Contractor, Construction Manager or Design Builder is essentially the same.  We protect and serve the owner and architect by utilizing the same conservative principles we use to protect our own interests.

  • Prequalification of subcontractors ensures balance of price, ability and stability.


  • Subcontractors and suppliers are kept on an even playing field by identifying, in great detail, the scope of work on which they are bidding.


  • Time is money, therefore stringent schedules are set and various timely methods are used continuously to ensure the project remains on track.


  • Value engineering is consistently/continuously applied across the project to pin point possible areas of improvement/owner savings.


  • Requests for change orders are closely analyzed to ensure applicable cost savings have been included and actual costs to subcontractors are reflected in their pricing.

Pre-Construction

  • Pine Brook Corp. plan/spec review and initial schedule of administrative and construction processes.

  • Begin weekly meetings with owner and architect.

  • Make bid documents and detailed scopes of work available to subcontractors.  Include request for value engineering ideas.

  • Establish bid date for subcontractors.

  • Identification of general conditions and misc. costs.

  • Receive and review subcontractor bids.

  • Develop/review value engineering options and present viable options to architect/owner for approval.

  • Completion of “GMP” budget.

Construction

  • Provide incentives/perks to field personnel to create and maintain the “team work” environment and keep production levels high.

  • Implement techniques to ensure meeting completion date including, but not limited to, additional field personnel work hours and additional subcontractors.

  • Close out contract including punchlist, as builts and O & M’s on time.

  • Bring technical, fast track scheduling and subcontractor control experience to the project.

  • Provide viable value engineering options to owner/architect for consideration.

  • Bring a large network of proven subcontractors to the project.

  • Establish and bolster the “team work” environment.

  • Offer the option of in house demolition, carpentry, masonry, steel, and concrete work.

  • Recognize and adhere to budget amounts.

  • Act as mediator between owner/architect and subcontractors on any change order disputes and expedite all change orders to avoid construction delays.

  • Defend the best interests of the owner/architect throughout the project.

  • Develop and maintain/improve aggressive schedule.

  • Maintain high standard of quality control from structural framing through final finish work.

Change Orders Top

  • Identify potential credits due to owner to offset potential charges from subs.

  • Verify subcontractor actual costs prior to mark-up.

  • Expedite technical resolutions, if required, and proposals.

  • If acceptable to owner/architect, proceed on confirmed verbal direction by issuing written change orders to subcontractors and notifying owner/architect of same.

Quality Control Top

  • Anticipate QC issues in advance and discuss at weekly subcontractor meetings.

  • Identify/develop work tolerances.

  • Constantly monitor daily work in progress.

Surety  Top

Pine Brook Corporation’s bonding program is provided by the Insurance Company of North America through Bill VerPlanck of the Rowley Agency (22 year relationship).

Safety Top

Our number one priority is providing the safest possible work environment for all crews in the field.  Not only are our supervisors trained in OSHA compliance, but we also contract with Contractors Risk Management to conduct regular unannounced inspections of all job sites.

Any site receiving a score less than 8 out of 10 is automatically scheduled for a follow-up surprise inspection. Subcontractors in violation during the original failed inspection are required to rectify the violation immediately, assessed a fine per our “Subcontractor Fine System”, and charged a portion of the re-inspection fee.
